How long does waterproofing last in Cape Town?
It depends on the system and the exposure. Torch-on bitumen on a flat concrete roof lasts 15-20 years from an approved applicator. Liquid polyurethane systems run 15-25 years. Atlantic Seaboard properties — Sea Point, Camps Bay, Strand — knock 20-30% off those ranges because salt-laden onshore wind eats every membrane faster than the inland metro. When should I waterproof my roof — before winter or after?
Late summer through early autumn — February to early May — before the first north-wester lands. Cape Town's heaviest rainfall runs May through August. Once the wet weather is in, torch-on bitumen needs a dry primed substrate to bond, so jobs queue for 24-48 hour dry windows that shift several times. Booking the inspection in February and the work in March or April is the only reliable way to be sealed before the storms.

How do I tell whether it is rising damp or penetrating damp?
Three visual clues. Rising damp draws a roughly horizontal tide-mark between 800mm and 1.2m up the wall, with salt blooms and paint blistering below it. Penetrating damp ignores any horizontal line — it shows as irregular wet patches on whichever facade the weather hits, typically west or north-west walls. Lateral damp is single-wall and arrives where soil is banked against the inside face — common in Gordon’s Bay and Strand split-levels, also in Constantia properties built into a slope. A 20-minute moisture-meter pass settles it before we quote.
Is the workmanship guarantee actually in writing?
Yes — every completed job receives a printed workmanship guarantee certificate listing the scope of work, the system installed, the manufacturer product warranty terms, and the workmanship cover period (typically 5 to 10 years depending on the system). It is transferable to the next owner on resale. If the work fails inside the guarantee period where we sealed it, we come back at no charge — and we have done, more than once.
Do you do emergency roof leak callouts during storms?
Yes. During active storm fronts we run two response vehicles between the Atlantic Seaboard, the Southern Suburbs, the CBD and the Cape Flats. Most active-leak jobs are reached within 4 hours in business hours and same-day in the evening; on the worst back-to-back front days we may queue you for first thing the next morning with a tarp dropped off in the meantime.
